Each property is assigned a named account manager and a maintenance coordinator who triage every issue inside two hours. Tenants speak to us, never you. Rent collection runs on the first working day of every month. Statements go out on the fifth, reconciled to the penny, with a one-page commentary on what we did, what we spent, and what's next.
For landlords who want a fixed monthly income with no operational involvement, we lease your property on a long-term agreement and take on every responsibility that comes with it.
Suited to overseas owners, time-poor professionals, and estates in transition. You receive the same rent every month for the length of the agreement, typically three to five years, regardless of voids, defaults, or market dips. We carry that risk. In return, we run the property as if it were ours.

Every London borough has its own HMO licensing scheme; mandatory, additional, or selective, and each comes with its own forms, fees, inspections and renewal dates. We track all of them. We hold copies of every certificate.
We sit on the phone to the council so you don't have to. When the rules change (and they do, often), we update your portfolio before the deadline.

We work with a small panel of trusted contractors we've used for years. Design is briefed against the rental market in your borough, we know what a young consultant in Hackney pays for, and what a registrar in Lambeth needs. Every room is built to current HMO room-size minimums plus a small allowance, so the property remains licensable as standards tighten.

We don't list on the open portals first. We work a list of vetted working professionals, postgraduate researchers and relocating staff, most introduced by existing tenants. Where we do go to market, we use Spareroom and OpenRent with hand-written copy and properly-lit photography. Every applicant is fully referenced, credit-checked, and met in person before keys move.
A quarterly read on the portfolio, what's making money, what isn't, and what one or two moves would change the picture.
We sit down, look at the figures, and say plainly what we'd do if it were ours. Sometimes that's adding a room. Sometimes it's swapping a tenancy structure. Sometimes it's selling a tired asset to a buyer we already know. We don't take a commission either way; the advice is the deliverable.
We are not estate agents and we don't run a sales desk, yet. From time to time a client asks us to find a buyer for an asset we manage, and where we have one in the network we'll make the introduction.
